Can someone help me solve this quadratic equation?

If (x – y)^2 = 60 and x^2 + y^ = 40, then what is xy?

I already have the answer. Can someone please explain to me how you go about getting it. I don't really understand how you go from the original equation to (x-y)^2 = x^2 -2xy +y^2.
